How do I prepare the photos for marketing photos?
First impressions are important, so the online listing needs to show the property well presented, clean and tidy and highlighting its keys features. When you work with Oxygen, one of our experienced Business Development Manager’s will assist you to create the look to attract the right tenant.

Do I need Landlord Insurance?
Yes, you do. Landlord Insurance may come in handy to help cover some of the financial risks involved in owning an investment property. For example, while many tenants pay their rent on time and treat the property like their own, it is beneficial to insure against the worst case scenario where a tenant does not pay their rent and damages the property. There is also a risk of unforeseen disasters or events, such as fires and floods, that may damage the property and possessions.
Legally landlords are also required to provide insurance details for any new tenancy agreement and advise tenants of changes within a reasonable timeframe. A full copy of the policy must also be available should the tenant request a copy.

Can I decide to allow pets or not?
Yes of course. When you are putting your property on the market you can state if you are allowing pets or not. Currently there are no provisions to allow for a pet bond. A tenant is responsible for any damage, other than fair wear and tear they cause, either intentionally or carelessly. This includes any damage done by their pets.

How long does it take to find a suitable tenant?
There is no short answer to this. However, the better presented your property is and if it is priced fairly in the current market, it will tend to get more interest and rented quicker.

Do I get a say in who will rent my property?
Yes. Ultimately you have the final say in which tenant moves in. Your Property Manager will work with you to ensure you are presented with all suitable applications to ensure you are choosing the best possible tenant for your property.

How and when is the rent paid to me?
Oxygen will deposit your rental income into your nominated bank account on the last working day of each month (there are other options, speak to your PM) and email you a copy of your monthly statement.

Who holds the bond during the Tenancy?
We are legally required to lodge the bond with Tenancy Services within 23 working days of receipt. They will hold on to the bond until the end of the tenancy.

How do we decide the weekly rent price?
An Oxygen Business Development Manager (BDM) will conduct a free rental appraisal for you and advise a price that they believe is fair and achievable. The price will be dependent a few factors like the location and presentation of the property, the current market and vacancy rates.

What happens if my tenant wants to Vacate?
It depends on what term they have signed up on, periodic or fixed? If it is a periodic tenancy, then the tenant is required to give 28 days’ notice to vacate. A fixed term is a legal binding agreement for the period specified in the Tenancy Agreement. A Landlord may agree to their request to end it earlier.

What happens if a tenant falls behind in their rent?
We follow the guidelines of the RTA and will send the appropriate Breach notices where required. We will also discuss the arrears with you as each situation is slightly different and make recommendations on how to proceed.

What happens if I want to sell my tenanted property?
If your tenant is on a periodic tenancy, there are two options giving notice to your tenant that you are selling the property.
Option 1 - You must give 90 days’ notice that you require vacant possession as you will be putting the property on the market once they vacate. Option 2 – Advise them in writing that you are putting the property on the market, they can remain in the property during the sales process, and once there is a unconditional sales agreements, a 90 day notice must be given to vacate.
