Starting 1 July 2025, all rental properties must meet the Healthy Homes Standards. Previously, properties only needed to comply within 120 days of a new tenancy agreement being signed. However, full compliance will soon be required for all rental properties.
If your investment property isn't up to standard yet, now is the time to take action. And if it is, keeping it compliant is just as important.
To remind you of the key requirements, here’s a summary of the main standards:
Heating Standard
The main living area must have a fixed heating source that can heat the room to at least 18°C. Compliance is determined by a specific heating calculation.
Insulation Standard
Ceiling and underfloor insulation must meet the 2008 Building Code. If the property has existing insulation, it must be at least 120mm thick and in good condition, without dampness, damage, or displacement.
Ventilation Standard
Habitable rooms must have enough openable windows, and all bathrooms and kitchens must have mechanical ventilation.
Moisture Ingress and Drainage Standard
The property must have proper drainage and guttering to prevent water accumulation. If the property has an enclosed subfloor space, it must also have a moisture barrier on the ground.
Draught Stopping Standard
All gaps and holes in walls, ceilings, floors, windows, and doors that cause drafts must be sealed. This includes unused fireplaces and chimneys.
