What we Review in the Application

We start by collecting essential details including full name, previous addresses, ideal move in date, and the planned length of stay. We also ask about who will be living at the property, pet ownership, smoking, and whether they’ve viewed the property. Documents such as bank statements and income proof are required.

How we Verify Identity and History

We check each applicant’s driver’s licence against the national database to confirm identity. Our process includes checking the Tenancy Tribunal, court databases, and Parole Board information. We also use internet and social media searches to identify any concerns.

Financial History and Credit Reporting

We use a Centrix credit report to review each applicant’s financial record. This includes their credit score, history of defaults or judgments, any insolvency records, and relevant company or property links that may affect financial standing.

Can the Tenant Afford the Rent

We consider whether the tenant can afford rent based on employment income, government support, or subsidies. We assess bank statements and other financial documents to confirm they are able to meet their rent obligations regularly.
