What if I need to report maintenance or an issue at the property?
The tenant has a responsibility to report any maintenance and/or repair work required at the property. This can be reported online through our 24/7 Tenant Concierge service. Anything that needs attention must be advised, no matter how it happened. Landlords must give tenants 24 hours’ notice before entering the property to carry out repairs.

Can we carry out repairs on the property?
Minor repairs such as tightening door handles, fixing hinges and general maintenance of small items because of wear and tear are welcome. You should consult your landlord before making any major repairs. The upkeep of grounds is the responsibility of the tenant to keep tidy unless otherwise outlined in your Tenancy Agreement

We have mould, who is responsible to remove it?
A lot of issues can cause mould. Not ventilating your property enough is one of the most common causes.
No matter what season, it is important to open windows and curtains, wipe crying windows (common in many homes), and not drying your clothes inside where possible. Where you have fans, like in your bathrooms and kitchens, use them to remove the excess moisture.
If you are not doing this, you are responsible for removing mould. It needs to be wiped, and there are speciality products at the supermarkets that inhibit the further growth of mould. However, without ongoing ventilation, it will come back. Should the mould appear to be caused by something more sinister like a leaking roof, or drainage issues at the property, then it is the landlord's responsibility to investigate and remedy.

Is it my responsibility to maintain smoke alarms?
Both tenants and landlords have a responsibility to maintain smoke alarms. Landlords must ensure they work at the start of each tenancy and remain working throughout the tenancy. Tenants must not remove, damage, or disconnect a smoke alarm. They do have to replace batteries during the tenancy if it is an older style smoke alarm and let the landlord know if there are any issues with them.
